OUR DESIGN PROCESS

Whether the process of designing your new home or addition is familiar to you or this is your first time, it is important to have an experienced residential designer to lead you through the process of making your dreams become a reality. From the largest concern to the smallest detail, King Home Designs has the knowledge and talent to guide you through this process.

We walk you through our two step process, dedicating our time and resources, giving personal attention to detail, helping you meet the needs and wishes for your family, to where….” A House becomes a Home”.

PHASE ONE PRELIMINARY
DESIGN PHASE:

This phase begins with a consultation meeting between the client and the designer to gain understanding of the client’s ideas, functional needs, lifestyles and budget requirements. Our design fee will also be discussed during this time and if the client desires to use our services, a deposit of ½ the fee will be collected before starting the Preliminary Phase.The preliminary floor plans, and exterior elevations will then be generated, along with any 3D views, if necessary, to assist the client with visualization. King Home Designs allows “up to” (3) prelim. review sets for the client to make any changes before starting the next phase.

PHASE TWO CONSTRUCTION
DOCUMENTS PHASE:

This phase begins after the client approves the preliminary plans with any minor changes. During this phase, these minor changes will be incorporated into the construction drawings along with notes, dimensioning, sections and details.

NOTE: An hourly rate (in addition to the total design price quoted) will apply to any major or structural changes requested after the preliminary plans have been approved. Once the construction drawings are complete, one final PDF review set will be sent to the client to ensure accuracy and completeness of the plans. The final payment will be due at this time.
